The property looks fine, with furniture kept reasonably well (the footboard of the bed was damaged, with its covering detached, and the slats were not fixed). The owner was always very helpful and courteous, but it's a shame about the external company that handles bookings and cleaning, because they leave much to be desired. We had asked to be allowed to check in a little earlier because of the small children; after reassurances in the days before, on the morning of check-in the company in charge disappeared. I wrote and they told me they would let us in at 1:00 PM because they needed to finish the cleaning. No one showed up until 2:05 PM, and after writing again they informed us that we could enter, but to call their number so they could open the gate. I called just outside the property and nobody answered, at 2:10 PM in August. Fortunately other guests were leaving and we were able to get into the property (I was called back only 40 minutes later). We arrived in the room and discovered that the so-called cleaning, if it had been done, had been carried out sloppily, as there were hairs on the floor and dust. It really looked as if they had just left the property. Breakfast was included, but I messaged the company about this as well and never received a response. In the end I contacted the owner who replied immediately and resolved the issue. According to a posted sign, cleaning should have been done every day, but apparently they never came to clean during the five days and four nights we stayed. The same applies to the change of bed linen and towels, which was supposed to take place every four days. The cherry on top: when we had to leave they didn't bother to communicate anything about check-out; I wrote but of course nobody replied. In the end, on my own initiative, I left the keys in the box at the entrance. I was contacted one hour later. Judge for yourselves the service provided by this so-called company.

If you are looking for a trip back in time, this B&B is stuck in the 1960s, but without the vintage charm. Dark room, uncomfortable bed, requested crib for the infant not provided, cleanliness completely absent. 'Unforgettable' experience.

We stayed at the property for a weekend with two young children. The owner and the lady in charge of management were very kind, they welcomed us without any problems late in the evening and provided us with everything we wanted (in particular, we needed a camping cot for a young child). Good location in the center and excellent value for money. Recommended!

Pessima esperienza, prezzo assurdo, bagno fatiscente e microscopico, letto scomodissimo, finestra non apribile per strada trafficatissima.

It is located on a very busy street, but you can still sleep because in the evening, closing the windows is fine. I didn't like the balcony connecting with the other room very much, nor the shared drying rack. The thing I didn't like at all is the cleanliness of the room: they only make the bed and that's it, they never changed the towels in a week. Even though we never saw the owners, Mrs. Francesca is always helpful and kind.

The room looks good, comfortable and spacious with good facilities, apart from the slightly dated air conditioner and lacking user guide. Comfortable and clean bathroom. The room is located on the main street and therefore is a bit noisy due to traffic. Close to the pedestrian area of the center but not too close to the seafront; it takes at least 15 minutes to walk there. Worth mentioning is the lack of a private parking; you have to resort to public parking which costs 1.6 euros per hour. One final consideration, we did not find anyone to welcome us: the owner was reachable by phone but not very willing to provide support as he was out of town and had delegated our welcome to a collaborator. The lady in charge was kind but in some aspects referred back to the owner, so we had to manage ourselves a bit.

We liked this B&B for the shabby chic decor. The rooms were quite spacious, as well as the bathroom, and very clean. We also had a fireplace in the room. The only downside is the location, as it is on a very busy street. We struggled to sleep due to the constant traffic, being located in the center. It was impossible to sleep with the windows open, but fortunately there was the air conditioner, even though it was pointing right above the bed.

Comfortable and very spacious structure, owner and lady who takes care of the B&B both very helpful.

It is located on a very busy street, building attached to the street therefore a lot of noise and unhealthy air.

Structure near the main avenue that runs along the sea, the staff is extremely helpful and fulfilled all requests. Thank you for everything.

The property is clean and close to the center. Breakfast is provided at a downtown bar, good, but why not take advantage of the property since the place has a nice kitchen. A downside of the property is that it does not have an elevator and no parking.

Uncomfortable place, distant parking if you're lucky. Not even a bottle of water in the room, you have to bring everything. Breakfast included at the bar, good.

The structure is conveniently located near the historic center of S. Benedetto del Tronto, but unfortunately it is situated with the bedroom adjacent to a very busy road (also frequented by heavy vehicles such as buses and trucks) and close to a traffic light. Unfortunately, this location makes the room very noisy even during the night. The room was clean, but in the bathroom there were unpleasant odors from the shower and the sink drain was clogged (the water drained very slowly). The minibar in the room was empty and no water bottles were available (not even for purchase), which would have been a much appreciated service arriving late in the evening with three children, a service instead found in other B&Bs I have visited. Breakfast was provided with a 3 euro voucher per person at a nearby bar (100 meters) from the structure. I also reported what was written verbally to the owner of the B&B.

Excellent location, very close to the pedestrian area of the center. The entrance door opens directly onto the sidewalk on a very busy street. Large and clean room. Excellent reception: we needed a baby cot and it was brought to us in just a few minutes. Recommended.

The lack of an elevator was not reported, which is a problem for those with difficulties. In the bathroom, there is an issue with the shower's up and down mechanism. Considering the height of the shower tray, an anti-slip mat would be necessary. There is a safe available but unusable. The sheets are too synthetic and the mattresses uncomfortable. Good recycling, but it would be useful to have at least a bin in the bathroom.

I stayed one night at B&B Patrizio, I must say it is very well maintained and designed. The property is located just a stone's throw from the center of San Benedetto, in a strategic position for those who do not want to drive around.

Great room and service. Location a bit noisy due to passing cars and trucks. Otherwise recommendable.

Good morning, as reported to the Lady, the excessive noise day and night, the ground floor and not being able to open the windows for obvious reasons, represent very fragile points, which I would have liked to be informed about at the time of booking, for the rest nothing to say. \n Thank you very much and have a nice day.

Excellent welcome, room with fireplace, cozy.

Felted and small sheets. Dirty and uncleaned toilet. Human hairs on the mattress. No breakfast because the kitchen cannot be used, but they don't even have coffee, so you have to go out and walk 500 meters to have breakfast. Once I'm out, I decide where to have it. No minibar. I remembered it much better. Terrible experience.

Very nice structure, clean and cool air-conditioned rooms. Strategic location for those who want to combine the sea with nightlife. Less than 10 minutes walk from the sea and close to all the main establishments and clubs in the center where you can have fun. The only downside is the parking that needs to be found around. Friendly and helpful staff. Great value for money.

All very clean, tidy, everyone very kind. All the comforts, the only thing is breakfast in a nearby bar a bit uncomfortable.

Very nice property, very clean just a stone's throw from the sea and the center, courtesy of the staff who welcomed us at very short notice.

Very nice, clean, well air-conditioned, biscuits and tea available, a bit noisy as it's located on the main road. Breakfast at the bar. I will come back.

The colors of the orchids form the backdrop for a spacious and harmonious room and continue into the bathroom, which, although small, lacks nothing and is comfortable. Air conditioning and air sanitization are fast and effective. Punctual and thorough cleaning. Good isolation from the outside (the noise from the street does not disturb). Great location to reach the city center and the waterfront on foot. Availability and courtesy characterize the management. It was a very pleasant stay!

Small structure, but welcoming.

B&B located about 1 km from the sea, very beautiful and clean structure, the lady who welcomed us was very kind and helpful. Difficult to find parking for the car but thanks to the lady who gave us the tip of a free parking just a few meters away during certain hours, everything went well. The only flaw, if you can say so, is that it is located on a busy street with quite a bit of noise pollution. I must say that they have soundproofed the rooms well, so air conditioning is mandatory.

Room of the Roses is very cozy, ideal for spending a weekend in serenity and in good company. Helpful staff, also very convenient the freezer inside the room and the AIR CONDITIONER.

We had a great time. Sleeping is divine. A few hundred meters from the center. A bit uncomfortable only if you want to visit the seafront because it's a bit far. Excellent value for money.

Good value for money, excellent reception and good availability, good breakfast.

Very welcoming structure near the city center. Easily reachable from the station on foot. The lady who welcomed us was very kind and helpful. Small but essential room with a small table set up for tea, chamomile tea with specially prepared sweets. Breakfast in an affiliated bar about 100 meters away. The only precaution I emphasize: it would be better to find the clean sheets ironed upon arrival.

Quite clean, good and plentiful breakfast, nice room, well maintained, good location, very close to the center and five minutes from the sea.
