The best host. I will certainly come back for the third time. The rooms are very clean. The attention to details is the best. The metro is so close, you arrive at the monuments so fast, in 15-20 minutes. I recommend this.

You won't find a better B&B than De Guestibus, we had a fabulous stay, the rooms are clean, smell good, and are cleaned every day! The metro is very close, which is really convenient to reach the center of Rome. But what we remembered most from our stay was the warm welcome from Emanuele, a truly superb host. We highly recommend this B&B.

Great B&B, although located on a very busy street the room was completely soundproofed, a round of applause to Emanuele for his availability in welcoming us and for his advice. The cleanliness of the room and the daily change of bed linen if requested should be emphasized. I add that it is just a stone's throw from a subway station. When we return to Rome it will definitely be our first choice.

The structure is well maintained, the rooms are clean and Emanuele is a very pleasant and friendly person. The only negative point is the lukewarm water in the bathrooms. The system may need to be renewed. Who knows. We will see next time.

Noisy room, absolutely not soundproofed compared to the adjacent rooms. The bathroom ventilation system is very noisy. Unstable finishes at the entrance step. Torn sheets. The room is too hot even with the radiators turned off.

I stayed for two nights in this structure which is in a perfect location for my needs in the city. Moreover, the subway stop is literally a few steps from the palace door, so it is really convenient for getting around. The structure is very well-kept and especially quiet for being facing a very busy street. The owners are very helpful and attentive during the welcome. The room where I stayed has a minimalist style, a comfortable memory mattress, a bathroom with a large shower, and a balcony overlooking Via Tuscolana. I had a great time and I will definitely return to stay here.

I recently stayed at this establishment, which I highly recommend to anyone looking for quality accommodation without wanting to spend too much and well connected to the city. The location is simply fantastic: it allows you to easily reach all the main attractions thanks to the subway which is almost right at the door, plus it is surrounded by restaurants and shops. The real strength of this B&B is the owner, a very kind and super helpful person. From our arrival, he welcomed us warmly. It is evident that he cares a lot about his guests, making sure that every need is met. The rooms are beautiful and, importantly, they match exactly the photos found online. They are tastefully furnished and offer a welcoming atmosphere. In addition, the cleanliness is impeccable: I noticed that every corner was taken care of in every detail, which made the stay even more pleasant. In conclusion, this Bed & Breakfast exceeded my expectations. If you are looking for a place to stay, do not hesitate to book here: location, hospitality, and comfort are guaranteed! I can't wait to return!

Excellent check-in management, modern and fairly clean room. Only two flaws: the air conditioning didn't work in the summer and the shower, no matter how careful we were, leaked water outside the box, wetting part of the floor. New and spacious room, with a wardrobe for each occupant. New bathroom (including bidet) and large shower (there is also a professional hairdryer and not the wall one from hotels). Room in an apartment with 3 other rooms and common room/dining area, with a fridge to store your own food and drinks. So the only 'flaw', despite being a bed & breakfast, there is no breakfast. Great location, literally 10 meters from the metro entrance once you exit the building's door. However, we are 15 minutes away from the center/Termini station, so it is necessary to take it every morning. The neighborhood is well-equipped, quiet, and affordable in restaurants and bars. Emanuele (the manager) is a very skilled and kind host. Beautiful experience!

B&B 2 steps from Giulio Agricola metro station, well located with various bars and shops around. Spacious room and large shower bathroom. The owner is super kind and helpful, always ready to meet every request made. The structure could be improved or better renovated with a little more maintenance and care. But otherwise nothing to say.

Guest House convenient for visiting Rome as it is very close to the metro that allows easy movements around the city. Definitely easier for those arriving by car rather than having to go to more central areas where it becomes more difficult to move around. The area is purely residential and quite peripheral, so we can say that it is not its strong point as the surroundings are not beautiful (but you don't actually live there). On the other hand, the rooms, which are located on two floors of a large building and converted from two apartments, are spacious and new. The manager is kind and helpful. Breakfast is not available, although there is a small common room where guests can find a coffee machine with pods that can be used for a quick coffee. Prices are average for the city of Rome.

We spent five nights at the property and will return here if we decide to visit Rome again. The B&B is in an excellent location, practically the metro stop on line A is right under the door. There are also several bars, restaurants, shops, and supermarkets in the area. The owner Emanuele is infinitely kind and very attentive to his guests. Great welcome and support, newly renovated environment, good cleaning, perfect because next to the metro. Given the location, the traffic on Via Tuscolana does not always promote peaceful sleep.

A satisfactory temporary accommodation. The managers were very helpful, simple but functional, new and clean rooms. Very convenient location for moving around the city center (next to the metro). I will gladly return for another Roman stay.

The double room is large, comfortable and very clean. It is also cool and we slept without air conditioning despite the heat outside. Perfect location because the property is located in front of the metro that allows you to easily move around the heart of Rome in a few minutes: perfect solution to visit the area, be close to the center but without the chaos. Emanuele (I assume the owner) was very kind, always available for any of our needs and provided us with all kinds of information and help. We will gladly return.

Brand new, great location and very friendly staff but the sleep quality was not optimal due to:\n- the noise (central street) even if acceptable.\n- the quality of the beds, the mattress had a sinking in the middle and the back felt it.\n\nOverall, recommended!

My friend and I had a great time. The Manager was more than kind and welcoming. Extremely helpful also for check-in and check-out operations. Nothing to complain about the cleanliness, in fact. Our spacious room had a small balcony and the bathroom, in addition to the designer sink, is equipped with a super equipped and comfortable shower. Extremely appreciated the proximity of the structure to the A metro (just a few meters). Very indicative of the Manager's sensitivity (even if we did not use it), the possibility of having a drink (coffee, etc), while breakfast could be consumed in two public places (bars) very close to the residence, so this service was also excellent. We will recommend De Guestibus to our acquaintances for their stays in Rome, and we will return to them ourselves at the first opportunity.
